Another wonderful transformation. This one, however, was very bittersweet. This laundry/mud room refresh started the typical way, with myself and my clients brainstorming ideas to help me create the vision they desired most. But what started out so normal has ended so tragically. @marlavalk was one of best and most positive people I've ever met. She made you better just by being around her. The first picture above was taken in May of this year, right after her and I discussed the beginning steps of what she wanted. "I don't want the floor to look like wood at all!" She was very clear about that. The only thing she was set on at the time was she wanted the cabinets to all be painted Pure White by Sherwin Williams. After that point in time, we put this project on the back burner, not wanting part of her home to be under construction while she was concentrating on treatment and healing. Cancer took Marla from us a few short months later. Way too soon. The hurt from losing somebody so impactful never really goes away. It just ebbs and flows and shows up in the little things, usually when you least expect it. With the help of Marla's family, I believe we created exactly what she would have wanted in that room. Something bright and radiant, just like Marla herself, to serve as another reminder that she is still all around us. This room is of course dedicated to Marla Valk. We are officially listed!! Today marks a very special day as not only am I listing this incredible property, but I also designed and renovated the entire house! Another before and after board and batten project! One of our favorite couples has a lil baby boy due in April and they wanted to welcome him with a simple but beautiful feature wall in their nursery. A big must was they wanted the wall to be smooth behind the battens instead of the usual Texas texture. You can accomplish this easily in one of two ways: Skim coat the wall over the course of a couple days, or use smooth paneling and cut them so the battens cover the seams. Enter option 2! They chose an absolutely perfect color for the wall with @behrpaint Saga Blue (S480-4). Perfection! It couldn't have turned out any better! Big thanks to @lots.of.lob for the opportunity to knock this project out before baby Weston arrives! He's gonna love it. His first words may actually be "that feature wall rules." Board and batten time again X2! These new clients have a beautiful new build by @dreeshomes at the Provence in Bee Cave. They wanted 2 accent walls, one in the study (what we'll see today) and another one in their master bedroom. These walls are big! The pictures don't do it justice. The study wall is 10ft high x 18ft wide, and the bedroom is 12ft high x 20ft wide! The wall color is the incredible Black Magic (SW 6991) by @sherwinwilliams and it couldn't have been a better choice! With board and batten walls that don't have a border in the design, I like to paint the wall itself first. It makes painting all of the wood for the design SO much easier and gives it a seamless look. This design took some serious math and measuring to get just right. Every single space is exactly the same width. The truth is in the details as some say..does anyone say that? Anyways..this was so much fun to draw and build! Lil' before, during, and after for ya! I took on a design and install job for some of our favorite people! They wanted an accent wall in the master bedroom of their new house, so I drew up a few ideas, but this is the one that was settled on, and it turned out amazing!! For those not aware, this is called board and batten. It's created using common 1x4's and a bit of math, liquid nails by @liquidnailspro and finish brad nails. Also big thanks to @sherwinwilliams for this great color! It's SW 9081 Redend Point! This was a ton of fun and I'm glad to have had the opportunity to stretch the old designer wings! In-home pub redesign Pt. 2!!! The ceiling! My client really wanted to capture that old pub/speakeasy feeling, so we thought a copper ceiling would look incredible..man...not wrong!!! It turned out incredible!! There are many products out there to get this look. We ended up settling on a pvc ceiling tile from @homedepot that can be adhered to the ceiling with a strong adhesive. After much research, I settled on Loctite Ultimate adhesive by @loctiteglue And it was definitely the right choice. It worked great! You can cut these tiles with good scissors so that helps with all of the cutting around objects in the ceiling and the borders. Though it is a bit time consuming! We rounded out the look by changing out the recessed cans into pendant lights and painting all of the ceiling touching grills and covers black. In-home pub before and after! Pt.1!! I was fortunate enough to be given the opportunity to flex those renovation skills this past week! This gentleman already had turned a room in his house into an Irish pub, but wanted an even more authentic feel..enter his desire for brick under the chair rail going around the room. This can be done two ways..1, faux brick paneling or 2, you can buy real brick shale, adhere it with thinset mortar like a backsplash, and then actually mortar the joints...one of those doesn't cost thousands and thousands of dollars! And it's the faux brick paneling! There can be a bit of a dark cloud over faux brick paneling..but trust me..there are ways to make it look unbelievably good..and the way I do it is by sealing the joints and whitewashing!! You'd never be able to tell it's brick paneling when it's done! The process takes a bit of elbow grease and a little artistry, but the final product is worth it! You can find these faux brick panels at @homedepot as well as wood filler and any white paint you want. Just mix the paint 1:1 with water and work in sections painting and then wiping off with old wet t shirts if you've got em. Perfetto! Another bedroom accent wall! The client was a reeeal tough cookie (my wyyyyfe). Spoiler alert..its time to reno our master This went through 3 iterations before finally landing on the after pic. Lots of back and forth on what was just going to be a board and batten wall. We settled on an asymmetric pattern, and I thought it would look fricken sweet looking like an extension to the beds headboard, so it's sized exactly to a king-size headboard! The sides weren't going to be as intricate but I've wanted to do this design and it finally hit that I should do that here along WITH the board and batten! Real light bulb moment on this one. Plus, the coolest part is the slats on the sides are all spaced exactly 3/4" apart so you can simply slide a 1x4 (or 6) into any slot/s you want and it's an instant shelf! We looooved the paint from the office renovation so much that we had to use it here too. Its Iron Ore (SW 7069) from @sherwinwilliams and it absolutely slays all! The slats are about the worst grade of 1x2's you can find at @loweshomeimprovement so if they can turn into that..magic is real! Secret it sanding all 84 pieces down from 120 to 180 grit sandpaper...over 2 days...... Yikes..so much sanding.. Anyways..once they were ready for stain we went with @minwaxusa Espresso. Fortunately, it turned out exactly as we hoped!! Big thanks to @karenlconnair for the late night staining party to get this project wrapped! Kitchen Reno Pt.3 - New counters and backsplash!! This is when a project REALLY starts to come together! We finally get to see that big nasty sweet slab of quartz go in. Thanks to Levi @victory_countertops for crushing this! After the counters went in, it's backsplash time! Semi-related note of advice: If ever possible, paint your walls BEFORE you install everything. It makes it sooo much easier to just throw everything up and not have to worry about cutting around new cabinets and tile etc. Anyways..we really wanted to do a chevron pattern for the backsplash. It was just interesting and tasteful enough but not totally overwhelming! Also, if you want to actually go insane, cut marble backsplash tile for a couple days. Not frustrating at all 😆 The final product turned out exactly as we envisioned it though! Big shout out to @flooranddecor which is where we got the backsplash material. Amazing store with incredible customer service! That's almost a full wrap on the main level renovation! Kitchen Reno pt.2! Cabinets! We went back and forth trying to find the right look and color for the cabinets. Went to several stores and despite being a little higher priced, we went with the Breckenridge cabinet from Shenandoah custom cabinets in a Boulder finish through @loweshomeimprovement Not gonna lie..we had to re-order 4 different times due to damaged cabinets in shipping. It pushed us back more than a month having to wait for those to come in, but once we finally got them all to the house in perfect condition, it went smoothly! If you've never installed cabinets on your own, try it! Start with the uppers (these are 42") and start in the corner. Honestly you could probably just watch a couple youtube videos and be able to install them. Become one with the words ledger boards haha. And just make sure they're all as perfectly level as you can! Make it as easy as possible to install the countertops! That starts with a solid and level lower cabinet install. Next up, the counters go in, and the backsplash brings it all together!! Kitchen Reno pt.1 - Demo! Welp, it all had to go! We started by getting rid of the old dated box in the ceiling halogen bulb lighting, framing that space out, and covering it up with new drywall/texture to match. New lighting was just the beginning! The same 6" wafer lighting was used in this room as well as the rest of the main level. Next, it was time to demo the cabinets and counters! Fortunately, I had some hired guns to help with the heavy lifting and smashing of the old broken cabinets! Look at those monsters doing work.. All in all, demo was a blast as it usually is! Throwback reno DIY new flooring edition!! Doing projects around the house can be fun..or they can make you question your existence! Usually both at some point 😄 One of those projects, should you choose to tackle it on your own, is installing new flooring. If you've ever done this, you know exactly how taxing it is and how much of an appreciation it gives you for people who install flooring every day. This wasn't your typical tear out the carpets and replace them with new and leave everything else as is..nooo no no...we wanted the floors to cover the entire main level, and they needed to be the same throughout. That means all of the tile needs to be removed as well! Despite some of the pictures, a hammer drill was brought in and used for the tile removal. Honestly, I would recommend hiring out the removal of tile when you've got a lot of it. Its brutal! Giant shout out to @karenlconnair and the kiddos (and tuna the dog) for the demo help! We ended up going with a laminate vinyl plank from @homedepot that had 4 different finishes that would mix up the feel of the house and not just be so plain. I think it worked out quite nicely! Laying down the flooring is easy enough compared to the removal. Just make sure your sub floor/foundation is LEVEL. One of the most exciting parts of a renovation to me is going to a slab yard to pick out the perfect slab that will become your countertops. There are SO many options, so my advice is to go in with a design already in mind for your space. I quite enjoy designing, so outside of seeing the final product installed and the space finished, slab hunting is up near the top for me! I found this incredible slab of Aviana quartz at @arizonatile and it might as well have just sang to me when I saw it..seriously...just look at that juicy succulent peach! This is a jumbo slab which I am so thankful is a thing. A standard sized slab covers roughly 50-60 square feet. Jumbo slabs will cover roughly 80 square feet (yes, this varies). We needed about 77 square feet, which would require two normal sized slabs and a LOT more money. Enter the jumbo slab! Saved it! Throwback Thursday DIY half bath edition! Half baths can go several ways as far as design goes. The is a main floor often used half bath so after much debate (get some crazy wallpaper in there or don't) the decision was the K.I.S.S. method. Keep it simple, sucka. I found this amazing vanity on @houzz for a bit more than I wanted it to be ($1100) but I kept coming back to it. "When vanity calls" I think is the term? Can't be... Anyways! It came with the Italian Carrera marble and backsplash so that went with the flow of the downstairs perfectly and I decided to design the half bath around that vanity. What a change even though it's a pretty simple look! Paint takes things a long way sometimes! Thank you Jeff Daniels for the art inspiration. Market watch Monday! New listings are down..go figure though..anybody you know like to list a home for sale when the city is covered in ice? Not in Texas! Everything else is looking very positive though! Sold and pending are up, and price decreases are down! It's as simple as this..YOU CAN'T TIME THE MARKET. That means if you're waiting to buy or sell because you aren't sure if the market will be better (or worse) in the future, DON'T WAIT! Buy now and refi later. Market watch Monday, valentine's week edition! New listings are still on the rise. Spring is closer than it feels so I believe we're only going to see this trend continue. Pending sales are down double digits across all 3 counties which I don't think is alarming at all. The weather is starting to turn which means we will be seeing more pending sales across the board! Throwback Thursday DIY fireplace edition! During the main floor renovation, updating the fireplace was a must. It doesn't take much to tear out tile and mantle fireplaces like these either. Just a little elbow grease from the big guns (aka Casey and Kailey) is about all you need! Once the tile on the floor and the mantle itself was removed (see "sledgehammer"), you just remove the drywall where the wall tile is and replace it with new drywall! Boom, easiest part for real! Once you've got your blank slate, get that tile going! We found a pattern that we really loved at @loweshomeimprovement for only about a buck per tile. We only needed 100 5x5 tiles for the whole thing. So about $100 for tile. Oh and if you've never tiled for a fireplace like me here's a little advice..use a friggen laser! I measured everything out about 58 times and drew it all out on the floor and wall, but it's tough to see those lines when they're covered up with thin set! I had to make adjustments as I went and it turned out pretty well but I could have avoided some heart palpitations had I used a laser. I found the 72" Cecilia Walnut mantle on @wayfair and it was only $188 shipped! Add in grout and thin set and you're under $350 for a brand new fireplace! Victory!! And what a transformation!! NEVER tell yourself you can't do something. I have NEVER redone a fireplace but that doesn't mean I can't! Desperately needed a white board in the office, but didn't want to remove/move the TV (it's just a real niiiice spot it's in already) and didn't want to take up ANY floor space with an easel or rolling white board etc..so what to do? Improvise!! After a bit of thought, I wanted the white board to sit flush underneath the TV when not in use, but then be able to easily rise and lock in place in front of the TV when I need it. The only thing that ended up making sense was inspired by my boom cymbal stands for my friggen sweet drum kit. They have pivoting mechanisms with teeth that lock into place wherever you need them! Eventually, I found a wall TV mount for RVs that had an arm with 3 full motion pivot points. If I just mount them sideways it'll go up and down instead of side to side and BOOM we're in business! 2 of those suckers would be needed so I could actually get my hand behind the board to loosen the joints to raise and lower it! Go figure, there weren't any studs where I needed them. The simple solution (thanks to my amazing wife @karenlconnair) was to afix 2 1x6 boards to the wall with 3 inch screws into the studs. Did that, painted them to match the wall, then just a little measuring and leveling to make sure the mounts would go where they're supposed to! I adhered 2 1x4 boards to the back of the white board with @loctiteglue interior adhesive and it was mounting time! It turned out great and now I've got exactly what I want! Throwback Thursday DIY (Home office edition)! Just over a year ago I got the wild hair to do a full reno on the main floor of our house...myself 😳 We needed a functional home office and this space made the most sense. Archways are SUPER easy to tear out, and framing for French doors isn't too bad either. Privacy for calls etc is important even at home! Just remember the old "measure twice cut once." After initially painting the room an..interesting...shade of blue, it just wasn't gonna Feng shui haha. We went dark with Iron Ore from @sherwinwilliams and couldn't have been happier with the end result! Remember, if you want to do anything in life, DO IT!!
